Property Review: Orchid Gardens

Location: Sector 54, Suncity
Distance from IFFCO Chowk: about 12 kms or 20 minutes driving time
Percentage occupancy: about 80%
Current rent: Rs. 20,000 for a 3 bedroom apartment
Current price to buy: approx 4500 per sq foot

Facilities available:
Full power backup, in house maintenance with 24X7 support, club house, gym, swimming pool, basketball area, parks and play area for children, on campus grocery store.

I just have to say this up front...I love this place. We've been living here for the past 2.5 years and I'm going to hate moving out. The downside, if any, is that it's too expensive. You can get much cheaper places that promise to get you more returns if you look towards Sohna road, which is what we ended up doing. But if money is not one of your concerns, definitely come by and look this place up. For one, it just gives you a nice, homey, clean feel. The people are great - you're almost sure to find people you'll click with. The regular stuff like security and maintenance are above average - I've never had a reason to complain. When I have complained about a lift not working, or a plumbing defect in one of the bathrooms, it has been fixed promptly. The apartments are pretty well laid out with lots of good light and optimal use of space. We live in the smallest one - the 3-bedroom, 1580 sq foot one. It's nice, but oh...the bigger ones are so much nicer:-)

It's also very nice if you had kids or dogs or both since they'll have great company, lots of places to play, and in case of dogs, lots of room to walk about and even dog walkers that you can pay to play with your dog if you're busy.

All in all, I'd give this place a solid 9/10 rating. I'm taking away a point just because of the location, which used to be fine, but is now fast cluttering up with office buildings and so will become difficult to drive by during rush hour at some point soon.

I was searching for a flat here and found the rate to be 6000 per sqft.
The club house is below average in terms of the facilities, especially the swimming pool is too damn small for such a large size of complex.
The flats are decent with good ventilation but the bedroom sizes are pretty small. The kitchen is also too small. enough for just 1 person, 2 makes it uncomfortable.
